ANNE ARUNDEL – New listings of residential real estate in the county last month were down 2% from the same time last year, although pending sales were up 16.5% according to Real Estate Business Intelligence.  Most houses continue to sell for about 90% of their listing price and are on the market a little over 4 months.

ANNAPOLIS – The Village at Crystal Spring retirement community will be owned/operated by an arm of the National Lutheran Communities & Services.  The project is a multi-generational residential and mixed-use project slated to open in phases beginning in 2012.

COLUMBIA – Fortress International Group has reported 2010 earnings for its engineering, construction management and related data center services.  The company recorded revenue of $74.9 million, an increase of 56% from a year ago, and gross profit of $12 million (52% above last year); net income was $0.9 million.

The average selling price for residential real estate in Anne Arundel was $345,392, up 1% from a year ago according to Real Estate Business Intelligence.  Other stats: 318 units were sold (a 20% bump), they were on the market 127 days (vs. 129 in 2010), and they sold for about 90% of the asking prices.  At 3,150, the number of active listings is about 1% higher.

ANNAPOLIS – Anne Arundel Health Services (AAHS) has signed a 15-year lease at 1419 Forest Drive.  Called the AAMC Community Health Center, it  will provide low-cost medical services and is expected to treat 10,000 patients in its first year.  Murphy Commercial Real Estate Services represented Anne Arundel Health Services.

If real estate is indeed the economic engine that experts claim, what better place to be than in front of the buyers and sellers?  ABN’s newest advertiser, the Anne Arundel Commercial and Industrial Association, will hold its first Commercial Real Estate Expo on April 6th, 5-7 pm at the Yellowfin Restaurant in Edgewater.  Sure, the industry has taken its lumps lately, but numbers are trending back up and it’s hard to argue with a $10 admission fee.  Sponsorships are available and limited to one per industry.

OWINGS MILLS – Greenberg Gibbons will form a new joint venture with Somera Capital Management and AEW Capital Management to assume management and leasing responsibilities for the Laurel Mall; it also will create a comprehensive redevelopment strategy to meet future needs.
